Hoiana Brings Vietnamese Heritage to Marshall’s Mill
In the very first edition of our Tenant Spotlight series, we’re thrilled to introduce Hoiana, a new addition to the Marshall’s Mill community that’s already making a name for itself – one bowl of pho at a time. Hoiana brings authentic Vietnamese cuisine, served with authenticity, quality, and connection, right in the heart of Leeds.
A Taste of Vietnam, Served with Soul
Hoiana’s mission is simple: to serve up authentic Vietnamese dishes in a relaxed, welcoming setting. Whether you’re grabbing a quick lunch, enjoying a casual dinner, or lingering over a cup of salted cream coffee, you’re in for something special.
Linh, founder of Hoiana says, “Hoiana is a Vietnamese restaurant bringing the vibrant, fresh flavours of Vietnam to the heart of Leeds. We serve authentic dishes like beef pho, Hoi An-style chicken rice, chargrilled pork noodle bowls, and traditional Vietnamese coffee with salted cream or egg.”
At its heart, Hoiana is about more than just food – it’s about storytelling.
“As someone who has worked in hospitality for many years, I’ve always dreamed of opening a place that feels personal and tells a story,” Linh shares. “I was born in Vietnam and grew up around the bold, comforting flavours of Vietnamese food. Hoiana is my way of bringing a piece of home to Leeds.”
Authenticity, quality and connection
In a world of fast food and Insta-friendly food trends, Hoiana brings something refreshingly real. Here, there are no shortcuts. The beef broth is simmered for 12 hours. The rice is cooked in chicken stock for a rich, savoury depth. Every element of each dish is carefully prepared, but never over-complicated.
“We’re not here to modernise Vietnamese food, we’re here to respect it,” says Linh. “We want people to feel something familiar, even if they’ve never been to Vietnam.”
It’s this commitment to authenticity that makes Hoiana more than a restaurant – it’s a cultural experience.

For Hoiana, choosing a location was about more than footfall, it was about finding the right atmosphere.
“The character and charm of Marshall’s Mill instantly stood out to me,” she explains. “It has a rich history, a community, and a location that’s ideal, it’s just a short walk from the train station, surrounded by offices, apartments, and creatives.”
Much like their food, Hoiana’s home blends the old with the new. The Mill’s exposed brickwork and industrial heritage reflect the restaurant’s own tradition.
Fuelled by community, flourishing with support
Since opening, Hoiana has quickly become a local favourite. From curious newcomers to devoted lunchtime regulars, the response has been overwhelmingly warm.
“There’s a real community here,” Linh says. “People have been so supportive, from other tenants to customers who come back week after week. It’s been humbling.”
